Our clients, two dentists operating from their leased surgery for over twenty years, discovered the lease of the property they were operating from was being sold at auction as the current owner wanted to retire as a landlord.

The Challenge

Neither dentist were able to provide deposit funds to purchase the surgery and they didn't want to put up their own homes as security.

How do development loans work?

We assessed the existing rent they were paying and the profitability of the business. We could evidence, given the stability of the industry that the payments would be affordable even if they borrowed all the money to complete the transaction. We were able to secure 100% of the funds they required from a High Street Bank allowing them to complete on their purchase. They now own the premises they operate from which is gives them the security they were looking for.
